Leading up to that mortgage appointment, be aware that they're going to need some paperwork, including but not limited to income tax Notice of Assessments for the last few years, employment letters, proof of any other income and they'll likely need to know where your down payment is coming from too.
Once done with the financial stuff, make a list of things you want in a home, like your must-haves, and those features that would be nice, but aren't necessary.
